Staging Your Home on a Budget: Justina’s Top 5 Tips!

We all know that staging your home can make a HUGE difference in how quickly it sells and for what price, but let’s be real, not everyone has an endless budget for professional stagers and brand-new furniture. 💸

The good news? You don’t need to! ✨ With a little creativity and elbow grease, you can make your home shine without breaking the bank. So today, I’m sharing my top 5 recommendations for staging your home on a budget. 🏠👇

1. Declutter, Declutter, Declutter! 📦

This is probably the most impactful and FREE thing you can do! Potential buyers need to be able to envision their lives in your home, and that’s hard to do when they’re tripping over your kids’ toys or staring at a counter piled high with mail. 🧸

  • Budget-Friendly Tip: Grab some sturdy boxes and start packing away anything you don’t use daily (or perhaps if you don’t need them, donate them!). 🚛

  • Alternative: Alternate to getting rid of things, starting to pack early means you may want to consider renting a small storage unit for larger items, or ask a friend or family member if you can store some boxes at their place temporarily. Remember, less is more! 🪴

2. Deep Clean Like Your Life Depends On It 🧼

Seriously, a sparkling clean home screams “well-maintained” to buyers. You might be used to that little scuff on the baseboard or the slight odor from your beloved pet, but buyers will notice everything. And trust me, it can be a deal-breaker. 🚫

  • Budget-Friendly Tip: You don’t need to hire a professional cleaning crew. Put on some music, arm yourself with some all-purpose cleaner, and get to work! 🎶

  • Focus Areas: Pay special attention to kitchens and bathrooms – scrub grout, polish fixtures, and make those surfaces gleam. Don’t forget windows (window sills) and mirrors for that extra sparkle! ✨🚿

3. Arrange Furniture for Flow and Function 🛋️

The way your furniture is arranged can dramatically impact how spacious and inviting a room feels. Often, we arrange our homes for our own comfort, but for staging, you want to create an open, airy, and functional layout that highlights the room’s best features even if it isn’t the most useful for day to day living.

  • Pro Tip: Think of when you go to a show home, it looks gorgeously open and spacious (even if you have to crane your neck to see the TV sometimes). 📺

  • Budget-Friendly Tip: Experiment with moving furniture away from walls to create conversation areas. Pull sofas and chairs slightly forward. Ensure pathways are clear and easy to navigate. 🚶‍♂️

    • Give it time: If a room feels cramped with too much furniture, don’t be afraid to temporarily remove a piece or two and give it time, sometimes when we first move furniture, it looks SO foreign to us that we hate the new position immediately, but move the piece, give it a day and if it still seems weird, then try another set up. 🔄

4. Strategic Touches of Freshness 🌿

A little goes a long way when it comes to adding warmth and life to your staged home. Think about inviting senses without overwhelming them, like adding small plants here and there, perhaps a boquet of lavendar or fresh flowers for a very slight fragrance to the space. 💐

⚠️ CAUTION: Do not overwhelm the space with air freshners, scented candles or any other strong odors that might make buyers think that you are “hiding” another smell. 👃

  • Budget-Friendly Tip: A simple vase of fresh flowers (even from your garden!) or a potted plant can add a wonderful pop of color and life. 🌻

    • Artificial Options: Most dollar stores even have fairly life like looking fake plants and flowers if you’re not an avid green thumb or if the home is vacant while for sale. 🌵

5. Brighten Up and Let the Light In ☀️

Dark rooms can feel small and, frankly, a little sad and claustrophobic. Lighting is one of the most powerful tools in a homeowner’s kit to make a space feel “expensive” and inviting without actually spending the cash. 💡

  • Budget-Friendly Tip: * Open those curtains! Pull them all the way back to maximize natural light. 🪟

    • The “All-On” Rule: Before a showing, turn on every single light—yes, even the ones in the closets and over the stove; it chases away dark corners that make a room feel dim. 🔦

    • Match your bulbs: Make sure your light bulbs are the same “temperature” (all warm or all cool) in a single room. It creates a cohesive, high-end look for the cost of a few bulbs! 🔌

⭐ Bonus: Curb Appeal on a Dime

First impressions happen before the buyer even steps through the front door. If the outside looks messy, they’ll assume the inside is, too. And worse, a buyer may make a whole host of assumptions about the longer term maintenance and care of the home just based on the curb “appeal” (or lack thereof). 🌳

  • Budget-Friendly Tip: Sweep the porch, trim the overgrown bushes, and maybe give your front door a fresh coat of paint in a bold, classic color like navy or charcoal (spruce up the trim to really make a crisp distinction around the entrance while you’re there with the paint brush). 🖌️ A new welcome mat is a tiny investment that says, “Come on in, we keep this place fresh!” 🚪

In conclusion… ✅

Staging doesn’t have to mean spending thousands on rented furniture and art that you’d never actually buy. It’s about clarity, cleanliness, and light. If you focus on these five things, you are going to stand out from the competition and show buyers exactly why your house should be their next home. 🏘️
